A hotel-quality bathroom in your Airbnb. That’s what separates a 45-euro/night flat from a 65-euro/night one.

We’re not talking about adding a rooftop pool or setting up a home cinema. We’re talking about renovating a bathroom. Four or five square metres that make the difference between a holiday rental that just survives and one that generates real profits.

If you manage an Airbnb in Valencia, you already know how it works: reviews rule. Guests forgive an IKEA sofa, a small kitchen, a dodgy lift. What they don’t forgive is an old, dark bathroom with blackened grout and a sticky shower curtain. That goes straight into the review. And a bad review about the bathroom haunts you for months.

The play is clear: invest in the bathroom, raise your nightly rate, improve your reviews and increase occupancy. All at once.

The bathroom effect on Airbnb: data that matters

We’re not making this up. Data from platforms like AirDNA and Mashvisor confirms the same thing again and again: guests rank the bathroom as the second most important factor in an accommodation, behind only general cleanliness. Above the location. Above the kitchen. The bathroom.

Why? Because it’s where the experience becomes intimate. It’s where you shower after a day exploring the City of Arts and Sciences or pounding the streets of El Carmen. If that shower has good pressure, instant hot water and a modern space, the guest feels like they’re in a hotel. If it has a dripping tap and a yellowed shower tray, they feel like they’re in a roadside hostel.

The numbers on the table

Properties with modern, well-equipped bathrooms achieve on average between 15% and 25% more per night than equivalent properties in the same area with unrenovated bathrooms. That’s not just any figure. For a flat charging 50 euros/night, we’re talking about 7.50-12.50 euros more per night. Multiply that by 250 nights of occupancy per year and you get 1,875-3,125 euros in extra annual income.

And Valencia, right now, is a market where those occupied nights are increasingly easy to achieve.

Valencia: tourism numbers that keep climbing

According to data from the INE (National Statistics Institute), the Valencian Community recorded record tourist figures in 2025, surpassing 10 million international visitors for the first time in its history. Valencia city was the star: international flights to Manises grew by 14%, and the supply of tourist accommodation still doesn’t meet demand in peak season.

The 2024 America’s Cup put Valencia on the global map and the effect hasn’t cooled. The 2026 calendar — with the return of the MotoGP Grand Prix and consolidation as a gastronomic destination — keeps the city in the international conversation.

Translation for Airbnb owners: there’s more demand than ever, and guests will pay more if the experience justifies it. Your bathroom is where it’s decided whether you’re a 45-euro flat or a 65-euro one.

What Airbnb guests expect from a bathroom

We know exactly what makes the difference for a guest. Renovating for personal use and renovating for rental aren’t the same thing. The guest has specific expectations, shaped by thousands of accommodation photos they’ve seen before booking yours.

Rainfall shower

The star feature. A large, fixed, overhead rainfall showerhead immediately conveys a premium hotel feel. When a guest steps under a 25 cm rainfall shower after a day at Malvarrosa beach, the five-star review practically writes itself.

You don’t need an expensive concealed system. A Grohe rainfall head mounted on a bar already completely changes the experience. What matters is that it’s generous in size and that the water pressure delivers.

Good water pressure

The number-one complaint in holiday rentals. Especially in old buildings in Ciutat Vella and Ruzafa, where the pipes haven’t been touched in decades. If you renovate the bathroom but don’t check the pressure, you’re wasting part of your investment.

White towels, amenity shelf

A renovated bathroom with a niche for placing full-size shower gel, shampoo and conditioner — not those ridiculous 30 ml bottles — conveys generosity. White, thick hotel-style towels complete the picture. The renovation should plan where they’ll hang: a large, accessible towel rail.

Bright and modern appearance

Dark bathrooms are the graveyard of reviews. A well-renovated Airbnb bathroom must be bright: light-coloured tiles, warm but sufficient LED lighting, and a large mirror that visually expands the space. If the bathroom has no window — common in Valencia city-centre flats — artificial lighting has to compensate for everything.

”Instagrammable” design

Many guests post photos of their trips, and a beautiful bathroom generates free content for your listing. A hydraulic tile detail, a hanging plant, a round mirror — these create those “I need to take a photo” moments that become organic advertising for your property.

Our Home Spa Wellness design works especially well for holiday rentals: spa aesthetics without delicate materials, built to withstand heavy use.

The “5-star” renovation: what to include for a premium Airbnb bathroom

You don’t need to spend a fortune. You need to spend wisely. These are the elements that make a real difference to the guest’s perception and, therefore, to what you can charge per night.

Flush shower with rainfall head

Out with the bathtub. Out with the raised shower tray. A flush shower — what we call a walk-in — with a rainfall head of at least 25 cm is the premium accommodation standard. A slim resin shower tray, a linear drain and a fixed glass panel. Clean, open, modern.

The rainfall head can be from Grohe or Roca — both manufacture reliable models with good flow designed to last.

Well-planned lighting

Two levels of light at minimum. Warm general lighting (recessed LEDs, 2700-3000K) and a wall light or LED strip at the vanity mirror for good visibility. No white fluorescents that turn the bathroom into a morgue.

Large mirror

The bigger the better. A wall-to-wall mirror above the basin visually transforms any small bathroom. If it has an integrated perimeter LED light, you add a “hotel effect” point that guests value highly.

Neutral tiles with character

White, light grey, cement, greige. Tones that don’t tire, photograph well and go with any accessory. A large rectangular format (30x90) laid horizontally gives a contemporary feel that guests recognise immediately. If you want a touch of personality, a mosaic in the shower zone works very well without compromising the overall aesthetic.

Spa touches

A built-in niche in the shower wall for bottles — not a metal rack hanging from the tap. A small shelf for a plant. A wall-mounted soap dispenser instead of a plastic bottle. Details that cost little but elevate the perception from “rental flat” to “experience.”

Investment vs return: when do you recover what you’ve spent?

This is where it’s clearly worth it. Let’s put real numbers on the table, calculated for an average holiday rental in Valencia with 70% occupancy (around 255 nights per year, which is conservative for the current market).

Type of renovationInvestmentIncrease per nightExtra annual income (255 nights)Payback period
Express renovation (fixture swap, taps, paint, accessories)2,500 - 3,500 €+6-8 €/night1,530 - 2,040 €14-22 months
Mid-range renovation (full with shower tray, new tiles, lighting)4,500 - 6,500 €+10-15 €/night2,550 - 3,825 €14-21 months
Premium renovation (walk-in, high-end materials, custom design)7,000 - 10,000 €+15-20 €/night3,825 - 5,100 €16-24 months

Notice: even the most expensive renovation pays for itself in under two years. From that point on, it’s all net profit. And that’s without counting the indirect effect: better reviews, better Airbnb ranking, higher occupancy, more income.

We’ve renovated dozens of bathrooms for holiday rentals. The investment pays for itself — sometimes in a single season. Seriously.

Valencia neighbourhoods where bathroom renovation gives the best return

Not all neighbourhoods are equal. The investment-return equation varies by area and competition. These are the neighbourhoods where a bathroom renovation has the greatest impact on nightly rate.

Ciutat Vella (El Carmen, La Seu, La Xerea)

The area with the highest density of tourist accommodation in Valencia. Competition is fierce and guests compare. Here, a renovated bathroom isn’t a luxury: it’s the condition for not falling behind.

Potential increase: +15-20 euros/night. Current average price for a well-positioned flat: 70-100 euros/night.

Ruzafa

The trendy neighbourhood. Ruzafa attracts a young, urban tourist profile that values design and aesthetics. This guest is especially sensitive to a beautiful bathroom — because they’re going to photograph it. A designed bathroom in Ruzafa can be the difference between a booking and a “keep searching.”

Potential increase: +12-18 euros/night. Average price around 55-80 euros/night.

Cabanyal and Malvarrosa

In Cabanyal, holiday rentals with renovated bathrooms display the “fully booked” sign from March to October. Those that don’t struggle to fill July and August. The proximity to the beach attracts tourists who want to shower two or three times a day — and in those circumstances, the quality of the shower is literally the centre of the experience.

Malvarrosa shares the beach dynamic, with a slightly lower average price but peak-season occupancy that can exceed 90%.

Potential increase: +10-15 euros/night. Average price: 45-70 euros/night.

Poblats Maritims

The natural extension of the coastal boom. Nazaret and El Grau are growing as tourist destinations thanks to beach proximity and lower property prices. Less competition means a bathroom renovation positions you as the quality reference in the area.

Potential increase: +8-12 euros/night. Average price: 35-55 euros/night.

Materials that can handle the Airbnb pace

An Airbnb bathroom isn’t a home bathroom. Different people every week, daily cleaning products, constant splashing. If you choose the wrong materials, you’ll be renovating again in two years.

Porcelain, not natural stone

Porcelain stoneware resists damp, stains, aggressive cleaning products and constant wear. Natural stone is beautiful but absorbs water, stains and requires maintenance that no Airbnb cleaning team is going to do. Porcelain, always.

Resin shower tray

Resin trays (Roca Stonex type or similar) are non-slip, lightweight, easy to clean and virtually indestructible. A ceramic tray can crack from an impact; a resin one won’t.

Everything wall-hung

Wall-hung toilet, wall-hung vanity. The floor stays clear and cleaning takes half the time. For a team that turns the flat around between check-out and check-in in under four hours, every minute counts.

Roca fixtures in their wall-hung range offer excellent value for money and easy-to-find replacement parts across Spain.

Anti-limescale finishes

Valencia has hard water. Very hard. Invest in taps with anti-limescale finishes (Grohe’s entire EasyClean range) and shower screens with factory anti-limescale treatment. What you spend extra now, you save in cleaning hours and replacements.

Frequently asked questions about Airbnb bathroom renovation

How much does it cost to renovate a holiday rental bathroom in Valencia?

A full renovation geared towards holiday rentals costs between 3,500 and 8,000 euros depending on the bathroom size and finish level. For a detailed budget, check our real cost breakdown by line item or go straight to our online calculator.

How long does the renovation take?

Between 5 and 10 working days for a standard full renovation. The usual approach is to plan it for the low season (November-February) to avoid losing high-occupancy nights. Closing for two weeks in January to open with a bathroom that lets you charge 15 euros more per night for the rest of the year justifies itself.

Do I need a licence to renovate my holiday rental bathroom?

For interior renovations that don’t affect the building’s structure or facade, in most cases a responsible declaration to the Valencia City Council is sufficient. Check our guide on licences and permits for renovations in Valencia for specific details.

Can I deduct the bathroom renovation as a holiday rental expense?

Yes. If the flat is registered as tourist accommodation and you declare the income in your tax return or Corporation Tax, the renovation is a deductible expense — either as a current-year expense if it falls below certain thresholds, or as an improvement amortised over several years. Consult your tax adviser for the specific treatment.

Bathtub or shower for an Airbnb?

Shower. No question. 90% of guests prefer a shower, it’s safer, faster to clean and conveys a more modern and spacious look. In any case, shower.

Your bathroom is your calling card. Make it sell for you.

The bathroom is the factor that most influences the booking decision and the subsequent rating. It’s where the guest decides — consciously or unconsciously — whether your flat is worth 45 euros or 65 euros.

An investment of 4,000-6,000 euros that pays for itself in 12-20 months isn’t an expense. It’s the best financial move you can make as a holiday rental owner.
