The summer works paradox

August in Valencia: 40°C, sun from 7 in the morning, the city half-empty. The instinctive image of “doing works in summer” seems absurd and uncomfortable.

However, for many property owners, August is actually the smartest time to renovate the bathroom. There are solid reasons for this, and also reasons to be careful.


What extreme heat does to materials

Tile adhesives and fixing mortars

The setting of tile adhesive and fixing mortars accelerates in heat, which sounds positive. But above 35-38°C, the setting becomes too fast and the material can lose cohesion before the tile is properly fixed. The result can be tiles that come loose months later.

Quality mortars and adhesives (Mapei, Ardex, Sika) have formulations for extreme conditions. The practical solution: apply material in smaller amounts and work in the early morning before temperatures peak.

Microcement and resins

These materials are even more sensitive to extreme temperatures. The correct practice: ventilate the space well, use fans if needed to even out the temperature, and avoid direct sun on freshly applied surfaces.


Working hours in summer: organisation is key

In Valencia in August, professional renovation contractors adapt their schedules. It is common to start at 7:00-7:30 in the morning and stop at midday (13:00-14:00), resuming in the late afternoon (17:00-18:30) when the temperature has dropped.

This split shift has consequences: renovation that would take 10 days in October may take 12-13 days in August. Also, early morning noise may conflict with neighbours on summer holiday at home.


The waiting list in summer: shorter than you think

This is the most counterintuitive fact that changes decisions for many property owners.

In June-July, the waiting list for renovation companies in Valencia is typically 4-8 weeks. Everyone wants to renovate before summer.

In August, many families have gone on holiday and potential clients are away. Renovation companies typically have fewer jobs in August than you might expect, not more. For the client: shorter waiting times and sometimes slightly more room for price negotiation.


The empty second home in August: the ideal time

If you have a second home (beach flat, country house, holiday apartment) that in August is unoccupied because the family is away, that month is the perfect time to renovate.

Concrete advantages:

  • No family living there during works: no cohabitation problems
  • Work can proceed at normal pace without noise restrictions
  • The property is empty and accessible at all times

The counterpoint: in coastal areas in peak season (July-August), finding a renovation company in Benidorm or Alicante tourist zones is practically impossible.


Coastal Alicante areas in peak season: no-go for works

Do not try to coordinate works in July or August in areas like Altea, Calpe, Denia or Jávea:

  • Local contractors are overwhelmed or on holiday themselves
  • Contractors from outside charge travel and accommodation supplements
  • Municipal noise restrictions in tourist areas are stricter in peak season
  • Building material delivery times are longer due to reduced staff

The ideal window for coastal properties: September-October or January-March.


Practical tips for summer contracts

1. Agree working schedule in writing: the quote should specify the number of work weeks, considering the summer timetable.

2. Agree material conditions: especially for tile and microcement, ask the contractor to confirm they will follow the adhesive manufacturer’s temperature protocol (generally, do not apply above 35°C).
