Alcoy: an industrial city with ageing housing stock

Alcoy (Alcoi in Valencian) is a city of around 60,000 inhabitants in the l’Alcoià region, inland Alicante province. It surprises first-time visitors: unique industrial architecture from the 19th century (Alcoy was a pioneer in Spanish textile industrialisation), first-rate Modernisme buildings in the historic centre, and a very particular urban layout built across the confluence of three rivers.

This translates into a singular housing stock: workers’ houses from the 19th century, early 20th century Ensanche blocks, Modernisme residential buildings and 1960s-80s industrial-era construction. The vast majority have never had a full renovation.

Housing types in Alcoy and their renovation challenges

19th-20th century workers’ houses: Thick stone or solid brick walls, hydraulic tile floors, very small bathrooms (2-3 m²) added as later modifications. Renovation may require space enlargement if the current layout is not functional.

Modernisme buildings in the centre: Large flats (120-180 m²) with high ceilings, original hydraulic mosaic floors and bathrooms of 8-12 m² with free-standing cast iron bathtubs. The hydraulic mosaic may be restorable — worth it if in good condition.

1960s-80s Ensanche blocks: The most common request — 80-120 m² flats, 4-6 m² bathrooms, built-in bathtub, 15x15 cm tiling. Standard renovation profile across Spain.

Alcoy’s soft water: a genuine advantage

Alcoy has a notable advantage over cities like Murcia, Valencia or Alicante: the water is relatively soft. Supply mainly comes from the River Serpis, with hardness generally below 150 mg/L CaCO3. This means:

  • Taps last longer without cartridge problems
  • Shower screens don’t accumulate aggressive limescale
  • No urgent need for a water softener
  • Polished porcelain and shiny finishes can be used with less maintenance risk

Ageing population: many accessibility adaptations

Alcoy has an above-average ageing index. This translates to significant demand for accessible adaptations: bathtub to flush shower tray, certified grab bars, class 3 anti-slip flooring, fold-down shower seats, and lever-handle taps. All accessibility grants from the Valencian Community (Plan Renhata, Conselleria de Benestar Social) apply here.

Mountain climate: cold winters and implications for construction

At 560 metres altitude, Alcoy has significantly colder winters than the Alicante coast. January lows of -2°C to -5°C are regular. For renovation: tiling cannot be done below 5°C (which may occur in January in unheated flats). Ideal renovation season: April to June and September to November.
