We are talking about a Punic foundation from the 3rd century BC, Roman streets beneath the current ones, and a historic centre with a density of heritage that complicates any renovation work. Damp from ground pressure

The historic centre of Cartagena is built on complex topography: hills, valleys and a subsoil with significant water presence in some areas. Old buildings in the historic centre frequently suffer from capillary damp and ground pressure damp. The problem is not just a leak from the roof: water rises through the foundations and manifests in lower floors.

For bathroom renovation, this means:

  • Before tiling new surfaces, the damp must be treated. Without prior treatment, the tiling will come away within 2-3 years.
  • Waterproofing must be reinforced with specific membranes: Schlüter Kerdi, Mapei Mapelastic or Weber.tec are the standard options.
  • Walls may require anti-salt treatment before any cladding.

Marine salt in the port neighbourhoods

The neighbourhoods near the port (Santa Lucía, Los Molinos, El Molinete) have an additional problem: salt-laden sea air penetrates buildings and accelerates corrosion:

  • Metal reinforcements in walls that rust and crack the masonry
  • Galvanised steel pipes corroded inside and out
  • Tap fittings whose chrome finish deteriorates faster than normal

For these areas, we always recommend: brushed stainless steel taps rather than chrome, PEX or multilayer pipes (never bare copper without protection), and surface materials with water absorption below 0.1%.


Access in the old town: a cost factor many quotes ignore

The historic centre of Cartagena is beautiful but not designed for construction lorries. Narrow streets, one-way systems, permanent pedestrian zones and restricted circulation areas around the port generate additional costs that many quotes do not include:

  • Hand-carrying materials for the last 50-150 metres: 200-400€ extra depending on the flat
  • No room for a skip: rubble must be removed in multiple trips with a van
  • Stairs without a lift: heavy materials must be broken down or carried by several people

Always ask in the quote whether these costs are included. Some companies add them mid-project as “unforeseen works”.
