Access: many villas are on dead-end streets or with access via narrow tracks. Bringing in a skip isn’t always possible; rubble bags and vans must be used. This raises waste management costs.

Material transport: tiles, fittings and furniture are heavy. If large vans can’t access, several smaller-vehicle loads are needed.

Water and plumbing: some villas in higher areas of La Montaña have their own water supply (water tank, well) without connection to the municipal network. The water hardness can be very high.

The “1980s villa” factor: many properties were built with the standards of the time — generous bathrooms in surface (8–12 m²) but with designs and materials that now need complete updating.

In La Montaña villas, renovation cost can be 15–25% higher than the same work in a town centre flat, mainly because of logistical costs.


The historic old town: beauty and complications

The historic centre of Dénia has narrow streets, historic houses. Renovating here has its own characteristics:

Catalogued buildings: some properties in the historic centre are listed. Before any structural intervention, check with Dénia Council Urbanisme department.

Old structure: walls may be masonry or old brick, with irregularities not found in a modern flat. Tile layout on walls with significant out-of-plumb requires more time and experience.

Narrow access: streets in the historic centre often don’t permit large vehicle parking. Logistics of materials and waste is more complex.
