Renovating a bathroom in Torrevieja means taking into account factors that don’t exist in Valencia city or inland: the extreme water hardness, the marine environment, the predominantly foreign property profile and the intense tourist use of many homes.


The water problem: Torrevieja is an extreme case

Torrevieja water is among the hardest in Spain. Measured in French hardness degrees (°f), it regularly exceeds 40–50°f — “very hard” by the official classification. For comparison, Valencia city water is around 25–30°f, also hard but significantly less so.

What this means for your bathroom in practice:

Limescale deposits on everything that has contact with water. Taps, fittings, grout, tiles in the shower area. A mid-range tap installed in Torrevieja without a softener may need cartridge replacement in 4–6 years instead of the usual 10–12.

White limescale stains on dark tiles are practically unavoidable without water treatment. This is why in Torrevieja, bathrooms with black or dark grey tiles require much higher maintenance than elsewhere.

Solutions in order of price:

  1. Whole-house water softener: €400–900 installed plus monthly salt maintenance. Most effective and definitive option.
  2. Point-of-use anti-limescale filter (specific tap): €80–200 per point.
  3. Magnetic anti-limescale inhibitors: €50–150. Work partially with very hard water.
  4. More limescale-resistant materials: ceramic cartridge taps, pale-coloured tiles, epoxy resin grout instead of standard cement grout.

The foreign property owner: market realities

Torrevieja has the highest proportion of foreign residents and property owners in the Valencian Community, with a very high percentage of British, Nordic (Swedish, Norwegian, Finnish), Belgian and German owners.

Communication: many property owners don’t speak Spanish or speak it with limitations. Working with reference photos and WhatsApp with process images is essential. Misunderstandings in renovations are usually communicative, not technical.

Quality expectations: Northern European property owners, especially, often have finishing and documentation standards (written guarantees, detailed invoices) that are more demanding. Not a complaint — simply the reality and it must be worked with.

Use: many properties are holiday homes, vacant for 8–9 months a year. Materials that seal well and need little maintenance are priorities.

Remote coordination: often the owner is not in Spain when the renovation is done. You need to manage keys with the building community, regularly update the client with progress photos, and make minor decisions without being able to consult in person.

  • Easy cleaning: large-format tiles with fewer grout lines, non-porous materials
  • Minimum maintenance: quality taps, Geberit or Roca mid-range cistern mechanism, anodised aluminium shower screen frames (not standard chrome which oxidises with marine environment)

Materials that work better in coastal climates

Taps: stainless steel or PVD finishes rather than standard chrome. Grohe StarLight or Hansgrohe PVD hold up significantly better.

Shower screen frames: anodised aluminium rather than chrome aluminium. Anodising is an aluminium oxide layer that doesn’t corrode with marine environment.

Grout: epoxy resin rather than cement-based grout. Epoxy doesn’t absorb water, doesn’t go mouldy and resists hard water much better.

Tiles: technical porcelain with low water absorption (Group BIa, absorption < 0.5%).


Frequently asked questions

Do I need a permit to renovate the bathroom in Torrevieja? For interior work (tile change, fittings, taps) without moving walls or altering structure, no major building licence is needed.
